Mimms Enterprises Purchases 3.6-acre Tract in Fayetteville

Thursday, September 07, 2006 - ROSWELL – (September 2006) – Southeastern Retail Investments (SERI), the retail development division of Mimms Enterprises, recently purchased 3.6 acres on Highway 85 in Fayetteville, Georgia. Plans call for a 22,100 square-foot build-to-suit Georgia Backyard retail store, as well as a 12,800 square-feet, multi-tenant retail center for smaller regional and local shops. Construction for the Georgia Backyard location is scheduled to begin in early September, with Georgia Backyard slated to open in March of 2007.

The 3.6-acre parcel, positioned at the intersection of Highway 85 and Promenade Parkway, was part of a larger 25-acre tract. The property is located directly across the highway from Fayetteville Pavilion, a 1.4 million square-feet retail development that is touted as Georgia’s largest open air shopping center. Some of Fayetteville Pavilion’s tenants include, Super Wal-Mart, Publix, Best Buy, Old Navy and The Home Depot.

“Due to its unusual shape, this site posed many challenges for our engineering and construction team,” states Charlie Tope, Vice President of Development for SERI. “However, due its location and visibility, both SERI and Georgia Backyard felt adamant about making the property work.”

Mimms Enterprises will be heading up the leasing for the 12,800 square-foot retail building, which will accommodate tenants as small as 1,200 square feet. ”With the big box and junior box market secure by Fayetteville Pavilion, Mimms Enterprises and SERI saw the need for quality small local space,” said Michele Del Monaco, Senior Vice President of Leasing for Mimms Enterprises.

Georgia Backyard, the premiere retailer of upscale outdoor patio furniture, outdoor fireplaces, grill and spas, currently has locations in the Marietta, Mall of Georgia, North Point Mall and Perimeter Mall areas.

This 34,900 square-foot project marks the initial development for SERI. According to Robert Mimms, President of Mimms Enterprises, “This is the first of many exciting new developments for us around the southeastern United States.”
